Why SZO Properties elevates your Whitefish home beyond a caretaker
Five reasons why SZO Properties offers a superior level of service compared to a traditional caretaker:
1. Proactive vs. reactive: SZO believes preventative maintenance, detailed record keeping, and constant vigilance are key to asset preservation. We identify and address potential issues before they become costly problems. A caretaker typically reacts to issues only after they arise, leading to more emergency repairs and potential damage over time.

2. Holistic lifestyle integration vs. property-only focus: Beyond the physical structure, SZO seamlessly manages your entire Whitefish experience, handling personal services like grocery stocking, travel coordination, reservations, and vehicle maintenance. A caretaker's responsibilities are almost exclusively limited to the physical upkeep of the property, leaving you to manage personal and logistical details. By integrating your personal needs into our work, we aim to usher more time back into your life.

3. Expert vendor & project management vs. limited oversight: SZO evaluates, hires, and directly supervises a network of specialized, high-quality vendors for everything from housekeeping to renovations. We manage budgets, timelines, and quality control. A caretaker might simply call a local handyman, offering minimal oversight and lacking the expertise for larger or more specialized projects.

4. Dedicated oversight & strategic planning vs. basic supervision: SZO provides a single point of contact and strategic planning for your entire estate, managing financial reporting with an eye on long-term property goals. This includes contingency planning for absences or emergencies. A caretaker's role is largely supervisory of daily tasks, not strategic management of a complex asset and its associated operations.

5. Time reclaimed & true peace of mind vs. ongoing burdens: By comprehensively managing both your property and personal needs, SZO frees up your valuable time and eliminates logistical burdens. You gain genuine peace of mind knowing every detail is handled by an expert. A caretaker, while helpful, still leaves you with significant responsibilities and coordination efforts, limiting your ability to fully relax and enjoy your Whitefish home.
Mastering the systems of your home
It was a cool day when I stepped into the mechanical room in my client’s home and discovered an inch of water on the floor. I looked down and observed the drain in the sloped floor had stopped working. Water that normally drained from the boiler was collecting on the floor – and quickly. It was a Sunday and I knew my trusted vendors would be difficult to reach. If they did pick up, it would take them over an hour to reach the property. I didn’t have that kind of time.
Luckily, I was prepared. I unclogged the drain and prevented a costly catastrophe. Had water continued to pool, it would have seeped into the theater room next door and damaged luxury carpet. No doubt, a remediation company would have been called for an expensive cleanup.
Do all of the drains in your home work?
I learned early in my estate management career to identify and regularly check all drains – both on the interior and exterior of your home. It’s common to find drains on driveways, garages, patios, and in and near outdoor pools. Exterior drains need diligent checks because, just like gutters, they can get clogged with leaves. When a drain gets clogged, water pools up and can enter your house.
Meticulous checks prevent major disasters
In your home, it’s not just drains that demand attention and often, weekly routine checks won’t prevent expensive, unforeseen fixes. I’ve found the most effective way to maintain a major asset like a home is to become the master of it.

I am meticulous in the checks I do – which are often more frequent than once a week. Not only do I identify the systems of a home, I make sure I have spare parts on-hand to make an emergency fix.
I map the interior and exterior of your home – identifying how to shut things off and turn things on, like AV systems. I map the location of your sprinklers and ensure they’re working.
The goal is to catch things early not just to prevent disaster but to ensure my workflow is mostly uninterrupted and I’m servicing your home – and the important assets in it – the way it should be serviced. Your home and the artwork, flooring, and furniture in it, are valuable.
You should expect your estate manager to go above and beyond. That’s the kind of mindset I have in my work and that’s the level of service you’ll receive with SZO Properties.
